When bridge capital is the right tool

Bridge is not a fallback. It is the product for a property between two defined exits.

Use bridge when the clock is the problem — a 1031 window, a vacant building that needs a short season of rent, or a refinance that cannot start until the asset is seasoned or stabilized.

The file has to name the exit. “We will figure it out” is not a structure. The useful first conversation is: what happens if the planned takeout is late, and what payment you can carry while you wait.

Interest-only terms exist so cash can go into the property, not into a twenty-year amortization you do not intend to keep. That only works if the exit is written down before you close.

If the better product is DSCR or a construction draw, we will say so. The point of the first call is to pick the right tool, not to force a bridge onto a file that does not need one.
