For employed professionals
Keep your career.
Give your project a plan.
Bring the skills you have built in your career into a flip or ground-up project. Develop the credit readiness, lending knowledge, systems and local-team capacity to direct the work alongside your full-time job.
Professional expertise is a head start. Project readiness brings it together.
You may be excellent at managing people, solving problems or earning income without having run a real-estate project. Connect those strengths to the financing, timelines, contracts and oversight the project requires, with a clear plan for what needs your attention.
The package
Your owner project plan
Build the understanding to question the numbers, the framework to direct the team, and the capacity to act on time while maintaining your career. Every program covers the foundations below; the assessment sets the depth and priorities for your starting point.
- 01
Credit readiness & personal capacity
Understand how good credit, existing obligations, liquidity and income documentation can affect financing options. Identify readiness gaps and organize your borrower file before pursuing a project.
- 02
Lending numbers & cash requirements
Learn how loan-to-cost, loan-to-value, after-repair value, rates, fees, reserves and draws affect a flip or build. Connect the loan terms to your cash contribution, carrying costs and sale or refinance assumptions.
- 03
Project timelines & your availability
Map acquisition, diligence, financing, permitting, work, inspections and exit milestones against your work schedule. Identify the decisions that cannot wait until the weekend and plan coverage and delay buffers.
- 04
Systems for directing the project
Build an owner dashboard, document checklist, decision log and regular review routine. Define what you approve and what your local team handles so oversight does not depend on memory or constant site visits.
- 05
Contracts, paperwork & communication
Understand how to communicate scope, expectations, approvals and changes in writing. Organize contractor proposals, agreements, insurance, invoices and lender requests; prepare legal questions for your attorney.
- 06
Local relationships & reliable support
Set criteria for evaluating contractors, agents, lenders and closing professionals. Establish roles, reporting standards, meeting cadence and escalation paths that work around your availability.
- 07
Due diligence & owner decisions
Review the property, market, permits, team, budget and exit before committing. Use decision checkpoints and an unresolved-issues list to challenge assumptions and decide what needs further professional review.
How it works
From individual strengths to a complete working framework.
- 01 / Assess
Show us where you are.
Share your goals, experience and project details. You can start before you have a property.
- 02 / Define
Agree on the work.
Review the gaps, priorities, deliverables, fee and schedule before engaging.
- 03 / Prepare
Build your working file.
Work through the numbers, documents and decisions. Establish checklists, communication routines and team responsibilities you can use on your project.
This is an active owner role. You remain responsible for decisions, funding commitments and the professionals you engage. Site work is performed under separate contracts.
Before you start
Your questions, answered.
Do I need perfect credit or experience in every area?
No. The assessment starts with the strengths you already have and identifies the gaps. Each program addresses good credit habits, financing readiness and the wider project process. Credit requirements depend on the lender and transaction; participation does not guarantee a score improvement or approval.
Can I use this for a fix-and-flip?
Yes. The assessment can focus on a renovation and resale project or a ground-up build, depending on your goals and experience.
Is this a passive or fully managed investment?
No. The program prepares you to direct a project with clear responsibilities and reporting. You still review progress and approve key decisions.
Can I participate from another city?
We can assess a remote-owner approach. Feasibility depends on your market, local team, property and availability for decisions.
What does the program cost, and how long does it take?
We confirm the scope, fee and schedule after reviewing your goals and current file. Submitting an assessment does not enroll you in a paid program.
What happens after I submit?
FNF reviews your application and follows up to discuss fit, missing information and the next step. Any financing or professional engagement has its own approval and agreement.
