    Credit readiness & a stronger borrower profile

    Understand why good personal and business credit matters, what lenders look for, and which gaps need attention before applying. Organize credit information, existing obligations, liquidity and business records into a readiness action plan.

    Lending numbers & project economics

    Learn to read a term sheet and connect loan-to-cost, loan-to-value, after-repair value, equity, fees, interest, reserves and draw timing to your budget. Understand the cash you need at closing and throughout the build.

    Timelines & dependencies

    Map due diligence, financing, permits, construction, inspections, draws and the exit. Build realistic allowances for delays, assign milestone owners and understand how a late step changes carrying costs and cash needs.

    Operating systems you can rely on

    Create repeatable checklists, responsibility maps, budget reviews and reporting routines. Define what you handle, what you delegate, and how the team keeps work moving when you are on site.

    Contracts, paperwork & clear communication

    Organize scopes, bids, contract documents, insurance records, draw packages and change orders. Practice communicating deliverables, approvals, deadlines and issues in writing, with legal questions routed to your attorney.

    Set expectations with lenders, trades, contractors, suppliers and closing professionals. Establish meeting rhythms, points of contact and escalation procedures so each person understands their role.

Project budgets and draw planning are included in the operating discussion. Bookkeeping, accounting entries and tax preparation are not part of this program.

Before you start

Your questions, answered.

Do I need perfect credit or experience in every area?

No. The assessment starts with the strengths you already have and identifies the gaps. Each program addresses good credit habits, financing readiness and the wider project process. Credit requirements depend on the lender and transaction; participation does not guarantee a score improvement or approval.

Do I need a property under contract?

No. We can begin with readiness and project criteria. Financing review will require a specific project and supporting documents.

Will you handle my books?

No. FNF does not provide builder bookkeeping through this program. Your accountant or bookkeeper remains responsible for financial records and tax work.

Does the program include a loan approval?

No. We help organize the file and evaluate financing fit. Any loan is separately underwritten and subject to lender requirements.

What does the program cost, and how long does it take?

We confirm the scope, fee and schedule after reviewing your goals and current file. Submitting an assessment does not enroll you in a paid program.

What happens after I submit?

FNF reviews your application and follows up to discuss fit, missing information and the next step. Any financing or professional engagement has its own approval and agreement.
