Week 1 · Diagnose the books
Secure intake of prior books, entity and loan documents, and authorized account connections. List every active job: address, budget, funding, lender and target completion. Identify the missing records and the number you need to watch.

Week 2 · Build the structure
Set up the construction chart of accounts and cost codes: land, sitework, foundation, framing, MEP, finishes, permits, interest and contingency. Organize QuickBooks by address, route transactions to jobs and establish opening balances.

Week 3 · See each job clearly
Prepare the first job P&L, work-in-progress schedule and cost-to-complete view. Reconcile funded versus spent versus remaining. Review subcontractor balances and missing lien-waiver records.

Week 4 · Put the routine in place
Walk through the first reporting package together. Set the receipt, invoice, change-order and draw-request calendar. Coordinate the handoff with your CPA so responsibilities are clear.

What does the free assessment cover?
Tell us about your next flip or DSCR rental, financing, current books and biggest cash or draw concern. We review the project information and program fit. It is not a financing approval or a promise of returns.
Is this a course or an ongoing service?
This is hands-on bookkeeping and project financial back-office support. The monthly call teaches you to use the reports; it does not replace the service with a course.
Can I pay at closing?
We will discuss payment options during your pricing call. Any payment-at-closing arrangement must be confirmed in writing before enrollment.
How do I get pricing?
Request a pricing call so we can review your projects, the condition of your books and the support you need. Our team will contact you to arrange a time, then explain the package, fees, term and onboarding before you decide.
Does this replace my CPA?
No. We prepare organized, tax-ready books and coordinate the quarterly handoff. Your CPA prepares and files returns. Tax advice, legal advice, investment advice, audit representation and payment execution are outside this service.
What if my books need substantial cleanup?
We diagnose the condition of the records first. Prior-period cleanup, larger developments and work outside the standard scope are discussed and agreed before work starts. We do not quietly add them to the retainer.
